What is Kingston in Estero?

Kingston is a 7,600+ acre master-planned community in Estero along the East Corkscrew Road corridor. The overall plan includes more than 10,000 planned residences, approximately 700,000 square feet of planned commercial space, new amenities, schools, preserved open space, and multiple residential neighborhoods. Kingston is being developed in phases, with new-home construction already underway.

What is the difference between Kingston and Kingston South?

Kingston is the name of the entire master-planned community. Kingston South is the portion located south of Corkscrew Road, where Lennar, Pulte Homes, Neal Communities, and Kolter Homes are building. Those neighborhoods are planned around a shared 25-acre amenity campus. Esplanade at Kingston, by Taylor Morrison, is part of Kingston but is located north of Corkscrew Road and has its own separate resort-style amenities.

Which builders are currently selling in Kingston?

The first phase of Kingston includes Lennar, Pulte Homes, Neal Communities, Kolter Homes, and Taylor Morrison at Esplanade at Kingston. Availability, lot releases, quick move-in homes, and pricing vary by builder and can change frequently as new phases are released.

What amenities are planned for Kingston South and Esplanade at Kingston?

Kingston South is planned around a shared 25-acre private resort-style amenity campus. Current plans include a resort pool, pickleball and tennis courts, basketball, bocce, a dog park, and additional recreation and social spaces. Esplanade at Kingston is separate from Kingston South and will have its own resort-style amenity program and lifestyle offerings.

What are the HOA and CDD fees in Kingston?

HOA and CDD fees vary by neighborhood, lot size, and home type. In Kingston South, current master association fees generally range from about $374 to $406 per month, with annual CDD assessments varying by product type. Esplanade at Kingston has its own separate fee structure. Buyers should compare the total ownership cost, including HOA, CDD, lot premiums, and other applicable fees—not just the base home price.

What price ranges and home types are available in Kingston?

Kingston offers a wide range of new-construction homes, from villas and smaller single-family homes to larger estate-style residences. Current published base pricing starts in the low $300,000s with Lennar, around the upper $300,000s with Pulte, and from the upper $300,000s at Esplanade at Kingston. Larger homes and upgraded quick move-in residences can extend well above $1 million depending on the builder, homesite, options, and incentives.

Are quick move-in homes available?

Yes. Several Kingston builders are constructing quick move-in homes in addition to offering build-to-order opportunities. Inventory, completion dates, incentives, and lot premiums can change quickly, so current availability should always be confirmed before making a buying decision.

Is Kingston gated or 55+?

Kingston is not a 55+ community. Gating varies by neighborhood, so buyers should evaluate the specific community rather than assume all of Kingston is structured the same way. Esplanade at Kingston is being developed as a gated resort-style community, while other Kingston neighborhoods may have different access arrangements.

What schools and other major community features are planned for Kingston?

Kingston is being planned as more than a collection of neighborhoods. The overall community includes residential areas, amenities, commercial uses, preserved open space, roadway connections, and educational facilities. A major planned feature is True North Classical Academy, a K–12 charter school planned within Kingston. Kingston South is also planned around its 25-acre amenity campus, with additional commercial and community uses planned throughout the larger Kingston development.

Do I need a Realtor when buying new construction in Kingston?

You are not required to use a Realtor to purchase new construction, but the builder’s sales representative works for the builder. Having your own Realtor gives you someone focused on helping you compare builders, homesites, pricing, incentives, construction details, inspections, and the overall purchase process. Builder registration policies vary, so it is best to establish representation before your first visit or online registration.

What does Jim Neal’s construction background add to the buying process?

Jim brings more than three decades of construction and electrical experience along with more than 20 years in real estate. That allows him to help buyers look beyond finishes and floor plans and evaluate practical issues such as homesite selection, construction methods, mechanical systems, upgrades, builder differences, inspections, and the overall build process. He acts as an experienced second set of eyes throughout the purchase.

Should I contact Jim before visiting or registering with a builder?

Yes. If you want Jim to represent you, contact him before visiting a sales center, attending a builder appointment, or registering online. Builder registration policies can affect whether a Realtor can become involved later. Starting with Jim first also allows you to compare multiple Kingston builders and communities before providing your information to any one sales team.
